Who we are.

Handel Development Group is a land acquisition firm based in Indiana, buying land across the country. We started because we kept seeing the same two problems from opposite directions: owners sitting on land they didn't want, with no simple way to sell it, and builders burning months hunting for lots that already had three offers on them.

The traditional path serves neither side well. Listing raw land is slow, public, and expensive. Chasing listed lots means competing on price against everyone else who saw the same listing on the same morning.

So we do the unglamorous work in between — the records research, the direct outreach, the honest conversation about what a parcel is actually worth. Then we put it in the hands of a builder who has been waiting for exactly that.

Is this legitimate?

It's a fair question — unsolicited offers on land have a mixed reputation, and you should be skeptical of anyone who won't answer specifics. We're an Indiana-based firm buying with our own capital. Every purchase closes through a licensed title company in the state where the land sits, with a recorded deed and title insurance, exactly like any other real estate transaction.

How does the process work?

Four steps, and you can stop at any of them:

How fast can you close?

Once title comes back clear, we can typically close in two to four weeks. Because there's no lender involved, the timeline depends mostly on the title company rather than on financing.

If you need longer — settling an estate, waiting on a tax year, coordinating a move — we'll schedule around it. Sellers more often ask us to slow down than speed up.

What does it cost me?

How do I get first look at new deals?

Submit your criteria through the builder form above. When a parcel matches it, you hear from us before it goes anywhere else. We keep that list deliberately short so first look means something.

Do I pay you a fee?

No. We acquire the property ourselves and our margin is built into the price we sell it to you at. You're quoted one number, with no separate commission or finder's fee layered on top.

What diligence is done before I see it?

We gather parcel data, zoning classification, utility availability, and access before presenting anything. That's a head start, not a substitute for your own diligence — you should still run your standard process before committing.

Do you cover the markets I build in?

Almost certainly — we source nationwide, so it's rare that a market is out of scope on geography alone. What varies is how much deal flow a given area produces at any moment.
